Where The Water Goes Before It Gets To You

Grade is the cheapest waterproofing you will ever buy, and it is the thing most often wrong. Soil settles against a foundation for years after a house is built, and what started pitched away ends up pitched back. Now every rainstorm runs toward the wall instead of away from it.

Landscaping makes it worse. Beds get built up against the house, mulch gets added every spring, and the grade creeps higher until soil sits above the top of the foundation wall. At that point water has a direct path to the framing and the backfill soil stays wet permanently.

Our Approach

How We Correct Grade And Backfill

01

Establish the fall you need

Ground next to a foundation should fall away from the house over the first several feet. We set the grade to shed water away rather than letting it collect at the wall.

02

Proper backfill material

Backfilling against a foundation with the same heavy clay that caused the problem holds water right where you do not want it. Material choice affects how the soil drains and how much pressure it puts on the wall.

03

Compaction in lifts

Backfill dumped in one go settles unevenly and leaves voids. Placing and compacting in lifts is what keeps the grade you paid for from disappearing over the next two winters.

04

Protect the wall during the work

A foundation wall is designed to be braced by the floor system above and the slab below. Excavating alongside it changes what is supporting it. That gets managed as part of the job rather than treated as an afterthought.

05

Tie in downspouts and drainage

Regrading and then discharging four downspouts onto the new grade defeats the point. We look at where roof water lands and get it carried past the regraded zone.

Straight Answers

Signs Your Grade Is Working Against You

Clear signals

Water standing against the foundation after rain, ground that stays soft on one side of the house, mulch and soil built up above the top of the foundation wall, or a downspout discharging directly at a corner. Any of those puts water where it will find a way in.

Often paired with

Regrading is frequently done alongside a French drain or interior drainage. Grade handles surface water, the drain handles what is already in the soil. Doing one and skipping the other tends to leave part of the problem in place.

What Determines The Cost

We do not publish a price, because a number without seeing your foundation is a guess. Here is what actually moves it, so you know what we are looking at during the free inspection.

  • Linear footage along the foundation being addressed
  • How much material has to be brought in or removed
  • Existing landscaping, beds, or hardscape in the work area
  • Access for equipment, which drives whether this is machine work or hand work
  • Depth of excavation if the wall is being exposed
  • Surface restoration after the grade is set

Questions

Backfilling & Grading FAQs

The ground should fall away from the foundation over the first several feet rather than being flat or pitched back. The exact number depends on your soil and site, which is part of what we assess on the walk-through.

You can, and people do, but two things go wrong. Piling soil above the top of the foundation wall gives water a path to the framing, and uncompacted fill settles back within a couple of seasons. Getting the material and the compaction right is what makes it hold.

Sometimes, when the whole problem was surface water running at the wall. Often it is one part of the answer alongside drainage or a wall repair. We will tell you honestly whether we think grade alone will do it for your house.

As much as we can, and we will tell you up front what has to be moved or removed. Beds built directly against the foundation are often part of the problem, so sometimes the right advice is to rebuild that bed differently rather than restore it as it was.

Backfilling is placing and compacting soil against the foundation, typically after excavation. Grading is shaping the surface so water runs where you want it. They usually happen together, since backfill that is not graded properly just becomes the next low spot.
