Why Foundations Crack In Kansas City
The Kansas City metro sits on expansive clay soil. It swells when it takes on water and shrinks when it dries, and it does that every year. Your foundation is a rigid box buried in soil that will not hold still, so movement is not a question of if, it is a question of how much and how evenly.
Add freeze-thaw cycling through a Missouri and Kansas winter, and the water in that soil expands as it freezes and presses on the wall. Poured walls crack. Block walls crack along the mortar joints in a stair-step pattern. Neither means the house is falling down, but both are the foundation telling you something is loading it.
How We Repair A Foundation Crack
Find the actual cause
A crack is a symptom. Before sealing anything we look at what is driving it: grading that sends water at the wall, downspouts dumping at the corner, a failed window well, or genuine structural movement. Sealing a crack while the cause keeps working just means you seal it again next year.
Injection for poured walls
On a poured concrete wall, we inject the crack full depth so the repair goes all the way through rather than skinning over the face. That stops water at the wall instead of letting it travel behind a surface patch.
Repair approach for block walls
Block walls crack differently, usually stair-stepping through mortar joints, and they get a different approach than a poured wall. We determine the right method for the wall you actually have rather than applying one product to everything.
Structural evaluation when it is warranted
Some cracks are a sealing job. Some are telling you the wall is moving and needs support. Where the crack pattern points to movement, we bring in a structural engineer to specify what the wall needs. That protects you from being sold more than the house requires, and from being sold less.
Address the water source
Where the cause is drainage, we tell you that, whether or not the fix is work we are quoting. Grading, downspout extensions, and a French drain often do more for a wall than anything applied to the crack itself.
Which Cracks Actually Matter
Usually not urgent
Fine vertical hairline cracks, often from normal curing shrinkage in the first year or two after a pour. Worth monitoring, and worth sealing if water is passing through, but not typically a structural signal on their own.
Get it looked at
Horizontal cracks, stair-step cracks through block joints, cracks that are wider at one end, cracks with the two sides offset from each other, or any crack that is measurably growing. Those patterns point to load on the wall rather than shrinkage. Any crack passing water should be looked at regardless of shape.
What Determines The Cost Of Crack Repair
We do not publish a price, because a number without seeing your foundation is a guess. Here is what actually moves it, so you know what we are looking at during the free inspection.
- Number of cracks and the total linear footage being repaired
- Wall type, since poured concrete and block take different approaches
- Whether the repair is a water seal or a structural repair
- Access to the wall, inside and out
- Whether excavation is needed to address the exterior side
- Whether a structural engineer is involved in specifying the repair
Crack Foundation Repair FAQs
It depends on the pattern, not the length. Fine vertical cracks are often normal curing. Horizontal cracks, stair-step cracks through block, and cracks where the two sides have shifted out of plane point to the wall being loaded. If it is passing water, it needs attention either way. The inspection is free, so there is no cost to finding out which one you have.
Often yes. Injection repairs on poured walls are done from the interior, which avoids excavating your yard. Where the driver is exterior water or the wall needs structural support, the work may extend outside. We tell you which before we start, not partway through.
Not if the cause is addressed. A crack that reopens is usually a crack where the underlying movement or water problem was never resolved. That is why we look at grading, drainage, and wall condition rather than only the crack itself.
Most single-crack repairs are a same-day job. Multiple cracks, block wall repairs, or anything involving exterior excavation take longer. You get the timeline in writing with the estimate.
Not for most sealing repairs. For anything involving wall movement, bowing, or piering, an engineer specifies what the house needs, and we work from that. It is a safeguard for you, because it means the scope is set by someone who is not selling you the repair.
