What Coatings Do And What They Do Not
A waterproof membrane or coating creates a barrier on the foundation wall. Applied on the exterior during excavation, it stops water at the outside face before it enters the wall at all. Applied on the interior, it manages moisture and dampness moving through the wall.
What a coating does not do is overcome hydrostatic pressure. If the water table is up against your footing and pushing, a coating on the inside face is holding back that pressure with paint. This is the single most oversold product in the industry, and it is why we are specific about when it is the right answer.
How We Apply Waterproofing
Determine the water source first
Surface water, groundwater, and a leaking pipe all produce a damp basement and all need different solutions. Applying a coating without knowing which one you have is how people spend money twice.
Surface preparation
Coatings bond to clean, sound substrate. Loose material, efflorescence, and old failed coatings come off first. Most coating failures trace to preparation, not to product.
Exterior membrane during excavation
Where the wall is being excavated for other work, applying an exterior membrane at that time is efficient. It stops water at the outside face, which is the ideal place to stop it, and the excavation is already open.
Interior coatings for the right conditions
On the interior, coatings address dampness and vapor moving through the wall. We are direct about the limits: where water is under pressure, drainage is the answer and a coating is a supplement rather than the fix.
Combine with drainage where needed
Coatings and drainage are frequently the right pair. Coating manages moisture through the wall, drainage handles the water reaching the footing.
When Coatings Are The Right Tool
Good fit
Damp walls, efflorescence, musty smell, and moisture moving through a wall that is not under active hydrostatic pressure. Also worthwhile on the exterior any time the wall is already excavated for other work, since the access is the expensive part.
Not enough on its own
Active water entering at the wall-floor joint, water pushing up through the slab, or a wall passing water through a crack. Those are pressure and entry-point problems. A coating applied over them will fail, and we will tell you that instead of selling it.
What Determines The Cost
We do not publish a price, because a number without seeing your foundation is a guess. Here is what actually moves it, so you know what we are looking at during the free inspection.
- Square footage of wall being coated
- Interior or exterior application, since exterior requires excavation
- Condition of the wall and how much preparation it needs
- Removal of previously applied coatings that have failed
- Access to the wall, inside and out
- Whether it is combined with drainage or wall repair work
Foundation Waterproof Coatings FAQs
Not if water is under pressure. Coatings manage dampness and vapor moving through a wall. Water being pushed through by a high water table will find its way past a coating, which is why so many homeowners have already tried this before calling us. We would rather tell you that up front.
Stopping water at the outside face is ideal because the wall never takes it on. It is also more expensive, since it requires excavating around the foundation. If the wall is being excavated anyway for other work, adding exterior waterproofing is very efficient.
It depends on the product, the preparation, and the conditions it is up against. Properly prepared surfaces last considerably longer, which is why preparation is where the effort goes. A coating applied over a damp, unprepared wall fails regardless of what it cost.
Products are available at any home center, and people do. The two things that go wrong are inadequate surface preparation and applying a coating to a problem that is actually hydrostatic pressure. If you have already tried a coating and still have water, that itself is useful diagnostic information.
Not necessarily. Drainage handles water at the footing and the wall-floor joint. If your walls are also damp or showing efflorescence, coatings address that separately. We will scope what your basement actually needs rather than bundling both by default.
