Signs You Need Foundation Repair
Most homeowners deal with this once or twice in a lifetime. Here is what to look for, what it usually means, and when it is worth picking up the phone.
Foundation Cracks
Vertical, diagonal, horizontal, or stair-step cracks in your walls.
Not every crack is an emergency, but the shape tells you a lot. Hairline vertical cracks are often normal curing. Horizontal cracks and stair-step cracks through block joints mean soil pressure is acting on the wall, and those are worth an inspection. Any crack passing water needs attention regardless of size.
Water Intrusion
Wet basement, damp carpet or seepage after rain.
Damp carpet along an outside wall, a musty smell that returns after every storm, or a visible trickle at the joint where the wall meets the floor all point to water finding a path in. The fix depends on whether the water is coming through the wall, under the floor, or from poor drainage outside.
Cracks in Sheetrock
Drywall cracks around doors, windows and ceilings.
Drywall cracks radiating from door and window corners are usually the upstairs symptom of a downstairs problem. When a footing settles, the whole frame racks slightly, and the drywall shows it first. Doors that stick or no longer latch are the same signal.
Bowing Walls
Basement walls leaning or bulging inward, likely paired with cracks along the foundation wall.
A basement wall that leans or bulges inward is under more soil pressure than it was built to carry, often after saturated ground freezes. This is the one not to wait on. Wall supports installed early are far less invasive than a rebuild later.
Unlevel Floors
Sloping, sagging or bouncy floors that feel off.
Floors that slope, bounce, or feel soft usually trace back to a failing support post, a sagging main beam, or a settled footing beneath. A level and a straightedge tell us quickly which one you are dealing with.
Standing Water
Pooling water against the outside foundation wall or on your basement floors.
Water pooling against the outside of your foundation is the root cause behind a large share of the problems on this page. Grading, gutters, downspout extensions, and French drains all exist to move that water away before it becomes pressure.

The inspection is free and there is no obligation. Catching foundation movement early almost always means a smaller, cheaper, less disruptive repair.
